Build a portfolio with purpose.
Buying a rental just because “real estate goes up” isn’t a strategy. An investment property should give us a reason to believe in it.
The context
Does it cash flow today, or is there a realistic way to improve the cash flow tomorrow? Can we buy it at the right price, renovate it, add a legal rental suite, increase rents, or create additional value?
Maybe cash flow isn’t the main play. Maybe it’s the location. Is the neighbourhood improving? Is there redevelopment happening nearby? Are new roads, transit, schools, shopping centres, or major developments planned that could make the area more desirable over time?
Then I want to look even further ahead.
What could this land become five or ten years from now? Could future planning or zoning changes create redevelopment potential? Could a larger or more profitable property eventually be built there? Is there something about the lot, location, or surrounding development that other buyers may be overlooking today?
These are the conversations I enjoy.
I understand mortgages, real estate, construction, numbers, and neighbourhoods, so when you bring me an investment property, I don’t want to stop at “Yes, you qualify.”
I want to understand how this property is supposed to make you money.
So bring me the listing. Bring me the numbers. Bring me your idea.
And be prepared for me to ask:
“Why are we buying this one?”
You should be able to convince yourself—and I want you to convince me too. Then my job is to understand the financing and help build the mortgage strategy around what you’re trying to accomplish.
Because getting a mortgage isn’t the investment strategy.
The property is. The mortgage should simply help you execute it.
