Read This Before You Fall in Love With the Kitchen

Buying your first home is exciting. You check a few Calgary listings after dinner, save fourteen properties, attend open houses, and suddenly you have mentally moved into a house you have not even been approved to buy. Welcome to homeownership.

Before we start discussing mortgage rates, remember this: your first home does not need to be your perfect home. It needs to be the right first move.

Start With Your Life, Not Realtor.ca

Before deciding between a detached house, townhouse, or condo, let’s look at what you can actually afford—and, more importantly, what you are comfortable paying. Those are not always the same number.

A lender may determine a potential mortgage amount from income, debts, credit, down payment, and applicable qualification rules. I also want to know what happens after you get the keys: property taxes, utilities, insurance, condo fees where applicable, maintenance, and whether you can still afford to have a life. I do not want to make you house-rich and Friday-night-dinner-poor.

The Down Payment Is Only Part of the Plan

There can also be closing costs, legal fees, adjustments, moving expenses, and all the little costs that suddenly appear when you become a homeowner. I would rather talk about them before you write an offer than two days before closing.

Getting the keys with almost nothing left in the bank makes for a great Instagram photo and a terrible financial plan. Homes have expenses—sometimes predictable ones, and sometimes a furnace chooses the coldest Calgary weekend to announce it has decided to pursue other opportunities.

Start the mortgage conversation before you seriously shop. We can look at income, debts, credit, and available down payment to establish a realistic range. A pre-approval does not necessarily mean every property is automatically approved; the lender still needs to review the property too.

When you find something, send me the listing. I like looking at the property: the neighbourhood, type of house, condo fees, a secondary suite, renovation potential, rental potential, and anything that could affect financing. You are not buying a mortgage. You are buying a home; the mortgage is simply how we help you get there.

A Good First Move

Your first home does not need to be your forever home. It may give you options later through renovation potential, a future suite subject to applicable rules and approvals, or simply flexibility as your life changes.

And sometimes I will tell you to wait. If a few months of saving, paying down debt, or dealing with credit puts you in a stronger position, I would rather build that plan with you than rush you into a house. You find the place you want to call home. I will help you understand the path to get there.
