How Much House Should I Actually Buy?

Let’s say the numbers suggest you can qualify for an $800,000 purchase. Congratulations. Now my question is: do you actually want an $800,000 house?

Qualification tells us what may be possible under lending guidelines. It does not know how often you travel, what you spend on your kids, whether you enjoy restaurants, or about the boat you have been secretly looking at online.

Comfortable Beats Maximum

I want to know what monthly payment makes you comfortable. Then add property taxes, insurance, utilities, condo fees where applicable, and maintenance. Now ask yourself: can I still live the life I want?

There is nothing wrong with buying below your maximum qualification. In fact, sometimes it is the smartest thing you can do. Your house should improve your life; it should not become the only thing you can afford to do.
