A mortgage pre-approval is useful. It can help establish a potential buying range, identify issues early, and make your house search much more focused.
But pre-approved does not necessarily mean every property you offer on is automatically approved. The final mortgage can still depend on the property, documentation, lender requirements, changes to your financial situation, and other conditions.
Protect the Application
After receiving your pre-approval, please do not finance a new truck, open three credit cards, or change jobs without telling me. I am not trying to control your life; I am trying to protect the mortgage application.
When you find the property, send it. We can look at the financing again with the actual property involved.

Think of a pre-approval as: we are preparing to buy.
Not: the lender has promised to finance anything with a front door.
