You found a rental property. Great. Before asking, ‘Can I qualify?’ I am going to annoy you with another question: ‘Why this property?’
Does it cash flow, have appreciation potential, sit in a strong location, offer suite or improvement potential, or have future planning considerations worth researching? What is the investment thesis?
Cash Flow or Appreciation?
Everyone wants both. I also want perfect tenants who shovel the sidewalk before I ask. Reality requires more analysis and usually involves trade-offs.
One property may provide stronger cash flow today. Another may have weaker cash flow but more long-term potential. Neither is automatically right or wrong; I want you to understand what you are buying and why.
Then We Look at Financing
Qualifying for a $600,000 rental property does not mean you should buy the first $600,000 rental property you see.
The mortgage tells us whether you can buy it. The investment analysis helps us decide whether you should.
